What asbestos roof sheets are, and how they come off
Asbestos cement roof sheets are the grey corrugated or profiled sheets that covered almost every outbuilding, lean-to, farm shed and industrial unit put up in Scotland between the 1950s and the late 1990s. They are cement reinforced with asbestos fibre — usually chrysotile, at roughly 10–15% — and in reasonable condition the fibre stays locked in. The same material was pressed into flat asbestos cement sheets for wall cladding, and into slates and roof tiles that look like lightweight artificial slate.
Removing it properly is mostly about not breaking it. Sheets are dampened, fixings are cut or unscrewed with hand tools, and each sheet is lowered whole rather than smashed or slid off the roof. Everything is wrapped in heavy-gauge polythene, labelled as asbestos and carried as special waste to a licensed facility, and you get the consignment note at the end.
The other half of the job is height. Cement sheet roofs are fragile, and falls through them are one of the most common causes of serious injury in the building trade, so nobody walks on the sheets. We plan the access first — from below, from a tower, from staging or from a hired platform — and price it into the quote rather than discovering it on the day.
Only a single garage? Our asbestos garage roof removal page covers that job in detail, and for a garden shed see asbestos shed removal.
Our work scope
Asbestos cement roof sheets, slates and tiles in reasonable condition are non-licensed work, removed whole with hand tools and wrapped for disposal. Badly weathered or fire-damaged sheets may need extra controls, so we review photographs or a survey first. If insulating board, sprayed coating or lagging turns up under the roof — common in older industrial units — that material is licensable, and we tell you straight and help you arrange an HSE licensed contractor.
Is This The Right Service?
Roofs we remove
If it is grey, fibrous-looking cement sheet or slate and the building predates 2000, it is worth a sample before anybody prices a replacement.

Controlled From Start To Finish
How the work is carried out
- 01
Confirm and measure
We confirm the material with a sample where needed, measure the roof and check what lies beneath it — insulation, linings and services change the plan.
- 02
Plan the access
Access is designed so nobody stands on the sheets: towers, staging, edge protection or a platform, set up before the first fixing is touched.
- 03
Remove whole
Sheets are dampened, fixings released with hand tools and each sheet lowered intact, never dropped, broken up or slid down the roof.
- 04
Wrap and consign
Sheets are wrapped and labelled, the area is cleaned, and the waste goes to a licensed facility on a special waste consignment note you keep.
A Useful Quote
What affects the price?
A photograph, postcode and approximate dimensions are often enough for an initial estimate. A fixed quote follows once the material and access are clear.
- Roof area — the rate per m² falls as the roof gets bigger
- Height, pitch and whether access needs towers, staging or a platform
- Condition: weathered, mossy or cracked sheets need slower handling
- Whether slates or tiles are nailed individually rather than bolted sheets
- Linings, insulation or roof lights that come off with the sheets
- Whether you also want a replacement roof fitted by a roofer
Indicative Prices
What asbestos roof removal costs
Indicative UK market ranges for removal and disposal of asbestos cement roofing in 2026. Replacement roofing is a separate line and should be itemised on any quote.
| Job | Typical UK range | What moves it |
|---|---|---|
| Asbestos cement roof sheets | £20 – £40 per m² | Falls with area; big, accessible roofs are the cheapest per m² |
| Single garage roof | £400 – £800 | Including disposal and the consignment note |
| Outbuilding or lean-to roof | £300 – £900 | Size, height and how close a vehicle can get |
| Asbestos cement slates or roof tiles | £25 – £50 per m² | Nailed individually, so slower than bolted sheets |
| Barn or industrial unit roof | Priced per m² | Access equipment and edge protection set the rate |

Common Questions
Asbestos Roof Removal in Glasgow FAQs
How do I know if my roof sheets are asbestos?
Age is the first clue: grey cement roof sheets on a building put up before 2000 are a strong suspect, and before about 1990 the odds are high. Later fibre cement sheets look almost identical, sometimes carry a manufacturer's 'NT' (non-asbestos technology) marking on the underside, and are often lighter in colour. Nothing visible is conclusive, though — a lab-tested sample at around £25–£60 is the only answer you can put in a quote or a sale pack.
Can asbestos roof sheets be overclad instead of removed?
Sometimes. Sound sheets can be sealed or overclad with a new profiled roof fixed over them, which avoids disposal costs. The asbestos stays in the building, though, so it has to be recorded, any future work has to account for it, and fixing through the old sheets is still work on asbestos that needs controls. Removal usually wins when the sheets are cracked, leaking or the building is changing use.
Are asbestos roof tiles and slates the same as roof sheets?
Same material, different shape. Asbestos cement slates were made to look like natural slate from the 1960s to the 1990s, and they are lighter, thinner and more uniform than the real thing. They come off the same careful way sheets do, but because each one is nailed individually the job takes longer per square metre.
How long does it take to remove an asbestos roof?
A garage or small outbuilding roof is usually done in a day. A large barn or industrial roof is planned in stages around access, weather and the building's use, and we give you a programme with the fixed quote so you can plan the replacement roof to follow on.
Do you work outside Glasgow?
Yes. Roof work is a large part of what we do across Lanarkshire, Renfrewshire and the Dunbartonshires, and we take on larger commercial and agricultural roofs further afield. Tell us the postcode and approximate size and we will confirm coverage and the next step.
