Practical Guide

How Much Does an Asbestos Survey Cost?

An asbestos survey costs about £200–£400 for a typical house, more for a refurbishment survey or a commercial building. Here is what each survey type costs in the UK in 2026, what the report should include, and when a single £25–£60 test is all you need.

The short answer

A management survey of a typical three-bed house costs about £200–£400 in the UK, including lab analysis. A refurbishment and demolition survey starts around £300 for one room and rises with the works area. Commercial surveys are priced on floor area. For one material, a £25–£60 test is cheaper.

Two Different Jobs

Why a refurbishment survey costs more than a management survey

A management survey is for a building in normal use. The surveyor inspects every accessible room, samples the materials that could be disturbed by everyday occupation and maintenance, and records their condition. It is largely non-intrusive, which keeps it quick and keeps the price down.

A refurbishment and demolition survey is for a building about to be worked on. It has to find asbestos hidden in the fabric — behind boxing, under floors, above ceilings, inside wall cavities — in every area the works will touch, so it is intrusive, slower and takes more samples. Rooms are often unusable until the work starts, and on demolition jobs the building is usually empty.

Our guide to management vs refurbishment asbestos surveys explains which one your project needs; buying the wrong one is the most common way to pay twice.

What You Are Paying For

What an asbestos report costs, and what it should contain

The report is the product — the visit is just how it is made. Whatever you pay, you should come away with a document a builder, solicitor, factor or enforcing authority can rely on, written to HSE's survey guidance, HSG264.

If a quote does not say it includes all of the following, ask before you book.

  • An asbestos register listing every material found or presumed
  • Photographs and locations, ideally marked on a floor plan
  • Material and priority risk assessments for each item
  • UKAS-accredited laboratory certificates for every sample
  • Areas not accessed, stated plainly with the reason
  • Practical recommendations: leave, manage, encapsulate or remove

What Moves The Price

Five things that change an asbestos survey quote

Size matters less than people expect. A small, complicated building with several extensions, an unknown refurbishment history and a loft full of boxed-in services can cost more to survey than a larger, simpler one.

  • Survey type — intrusive refurbishment work takes longer
  • Number of samples the lab has to analyse
  • Access: lofts, voids, plant rooms and locked areas
  • Turnaround — urgent lab results cost extra
  • Travel and parking for city-centre and remote sites
  • Outbuildings, garages and external areas included

Do You Need One?

When a £25–£60 asbestos check is enough

Plenty of people pay for a survey when a single test would have answered their question. If you have one suspect material — an Artex ceiling, a garage roof, some floor tiles under a carpet — and no wider building work planned, a lab-tested sample from £25–£60 tells you what it is. That is what most people mean by an asbestos check.

A survey earns its money when a whole building is in question: a purchase, a renovation that breaks into the fabric, a let property, or a non-domestic building where the duty to manage applies. Common Questions

FAQs

How much is an asbestos survey?

For a typical house, about £200–£400 for a management survey including laboratory analysis. Flats come in lower, larger houses higher, and a refurbishment and demolition survey starts from around £300 for a single room and can reach £500–£1,000 for a whole house. Commercial buildings are priced on floor area.

How much does an asbestos management survey cost?

£150–£300 for a flat or small house, £200–£400 for a typical three-bed, and £350–£600 for a larger home with outbuildings, as UK market guides for 2026. Commercial management surveys start from around £400 and are priced on floor area, the number of floors and how much plant and service space there is.

How much does an asbestos check cost?

If the check is one material, it is a sample test at around £25–£60, with extra samples on the same visit cheaper each. If the check is a whole property — for a purchase, a let or a renovation — it is a survey, and the prices above apply. Tell the surveyor which you need; a good one will steer you to the cheaper option when it answers the question.

Is laboratory analysis included in the survey price?

It should be, and you should check. Some low headline prices cover the visit only, with each sample billed afterwards. Ask for a fixed price that includes analysis by a UKAS-accredited laboratory and the written report.

Do I need an asbestos survey to sell my house?

It is not a legal requirement for a private house sale in Scotland, but buyers and their solicitors increasingly ask about asbestos in pre-2000 properties, especially where renovation is planned. A management survey report answers that question once and stops it delaying the sale.

Who pays for an asbestos survey in a rented property?

The landlord. A tenant shouldn't be paying to find out what is in a building they don't own, and for the common parts of a block the dutyholder — usually the factor or owners collectively — is responsible for having the asbestos identified under Regulation 4 of the Control of Asbestos Regulations 2012.

How much does an asbestos survey cost in Glasgow?

Glasgow prices sit in the same bands as the rest of urban Britain: around £200–£400 for a management survey of a typical house and from £300 for a refurbishment survey. Tenement access, parking and common-close logistics can add time, which is why we fix the price after a short conversation about the property rather than before.
