Local Knowledge

What we find in Livingston properties

Livingston was designated Scotland's fourth new town in 1962 and built district by district over the next three decades, which makes the age of a house here unusually easy to read from its address. Craigshill came first, through the 1960s; Ladywell, Knightsridge, Howden and Dedridge followed into the 70s; and the later private estates at Eliburn, Murieston, Bellsquarry and Adambrae came in the 80s and 90s. The earlier the district, the more asbestos-era material we expect to find.

In the 60s and 70s districts the list is a familiar one: cement panel cladding and soffits on terraces and low-rise blocks, corrugated sheet on garage courts and stores, textured coatings on ceilings and thermoplastic tiles on kitchen and hall floors. Standardised designs help here as they do in every new town, because the same materials repeat from street to street. The newest estates are a different conversation. Use of asbestos was tailing off by then and white asbestos was banned in November 1999, so in a 1990s Murieston house the honest answer is often that a test is worth more than a removal quote.

Around the new town sit much older places. Livingston Village, Mid Calder, East Calder, Uphall, Broxburn and Bathgate have stone cottages and interwar council housing, where asbestos arrived with later improvements: a cement garage, a flue, a water tank in the loft or a refitted kitchen floor. West Lothian's industrial history, from the shale oil works to the engineering and electronics plants that came with the new town, also left cement sheet roofs and cladding on industrial units across the Houston, Deans and Brucefield estates.

Where we urge care is in the system-built blocks and anywhere with shared services. Insulating board was used around risers, ducts and heater cupboards in housing of this period, and after a few coats of paint it looks like ordinary board. It is licensable material and not ours to remove. If your home is factored or rented from a housing association, ask for the asbestos register before any work touches shared walls or roof spaces.

What We Do

Our services in Livingston

The same four services we run across the city region, delivered by the same team to the same standard.

Wherever we're working, the scope is the same. We carry out non-licensed and notifiable non-licensed (NNLW) asbestos work — cement roofing and cladding, textured coatings, floor tiles, tanks, flues and the rest of the bonded materials that make up most of what's in Scottish buildings. Licensable materials, meaning sprayed coatings, pipe and boiler lagging and most asbestos insulating board, legally require an HSE licensed contractor. If a survey turns those up we tell you on the spot and help you arrange the right firm.

If material in Livingston has already been damaged or disturbed, that skips the queue — our 24-hour emergency page sets out what to do in the first five minutes, and the phone line is answered whatever the hour.

Getting To You

How we cover Livingston

Livingston is about 40 minutes east of our Glasgow base along the M8, and we plan West Lothian work into scheduled days so travel is allowed for in the quote rather than added afterwards. That covers Livingston itself, Bathgate, Broxburn, Uphall, the Calders, Whitburn and the villages between. If you are not sure what you are looking at, send us a photo and the year the house was built; for many Livingston callers that is enough to tell whether a sample, a quote or nothing at all is the sensible next step.

Not sure whether your postcode is covered? Tell us where the property is and what you think you’re dealing with — we confirm coverage and the sensible next step before anybody arranges a visit. Advice on the phone is free and comes without a hard sell.

Common Questions

Asbestos questions from Livingston

Does my Livingston house have asbestos?

It depends mostly on which district it is in and when it was built. Homes in the 1960s and 70s districts such as Craigshill, Ladywell, Knightsridge, Howden and Dedridge were built when asbestos cement and textured coatings were standard, so cladding, soffits, garage roofs, ceilings and floor tiles are all worth checking before work. Later estates are less likely to contain it. Appearance cannot confirm asbestos; a single lab-analysed sample costs around £25–£60 and settles it.

How much does asbestos garage roof removal cost in Livingston?

As a guide, a single garage roof typically runs £400–£800 including disposal and the waste paperwork, a double or larger roof £700–£1,200, and a full garage demolition £800–£2,000. Condition matters more than size. We confirm a free, fixed price for Livingston jobs before booking, with travel and disposal already included.

Can I take asbestos to a West Lothian recycling centre?

Check with West Lothian Council before you load anything, and never arrive unannounced; rules for small domestic quantities are set by each council and change. What does not change is that asbestos is special waste in Scotland. It cannot go in a skip or a household bin, it must be double-wrapped and labelled, and anyone carrying it commercially needs SEPA registration and a consignment note.
