What we find in Edinburgh properties

Edinburgh's oldest buildings are the ones people worry about most and the ones that need us least. The Old Town and the Georgian New Town were finished long before asbestos reached a building site, so in a Stockbridge main-door flat or a Royal Circus townhouse the material only ever arrives with later work: a textured ceiling from a 1970s conversion, thermoplastic tiles under the kitchen floor, a cement flue from an old boiler, or a cold water tank in the roof void. The building is two hundred years old; the asbestos is usually fifty.

The Victorian and Edwardian tenements of Marchmont, Bruntsfield, Polwarth, Gorgie, Dalry and Leith follow the same pattern as their Glasgow cousins, with one local twist — Edinburgh's tenements were subdivided and modernised more often, so it is common to find two or three generations of refit layered on top of each other. Ceilings were boarded, skimmed and Artexed at different times, and floor tiles turn up under two later floors. That layering is exactly why a sample matters more than a guess.

The post-war city is where the volume is. Wester Hailes, Muirhouse, Pilton, Sighthill, Oxgangs, Craigmillar, Niddrie and Moredun were built through the 1950s, 60s and 70s, and they carry the full asbestos-era kit: cement garage courts and outhouse roofs, soffits and gable cladding, textured coatings, floor tiles, and insulating board around risers and heater cupboards in the flats and high-rise blocks. Further out, the interwar bungalows and semis of Corstorphine, Colinton, Liberton and Davidson's Mains bring the single detached cement garage that makes up so much of our work everywhere else.

Commercial Edinburgh adds offices, hotels, schools and the older industrial land around Leith, Granton, Sighthill and South Gyle. If you own, lease or manage a non-domestic building in the city, Regulation 4 of the Control of Asbestos Regulations 2012 makes you the dutyholder, and the first job is usually checking the asbestos register rather than removing anything. In the World Heritage Site and the city's many conservation areas there is also a planning question: replacing an external element of a listed building, such as a roof or a soffit, can need consent from the council, so it is worth asking before the removal date is set.

Know What's There

Asbestos surveys and testing in Edinburgh

A lot of Edinburgh work starts with a survey rather than a removal. Flats change hands quickly, solicitors and lenders ask questions about older properties, and landlords, factors and HMO licence holders need to know what is in a building before contractors go near it. We carry out management surveys for buildings in normal use, refurbishment and demolition surveys ahead of a kitchen, bathroom, loft or strip-out, and single-material asbestos testing when one ceiling or floor is the only question.

Every sample goes to a UKAS-accredited laboratory, and the report gives you the register, photographs, condition ratings and plain recommendations — manage, encapsulate or remove — that a buyer, a builder or a factor can act on. Edinburgh visits are planned in advance rather than offered same-day as standard, so tell us when the result is needed and we will schedule around it.

What We Do

Our services in Edinburgh

The same four services we run across the city region, delivered by the same team to the same standard.

Wherever we're working, the scope is the same. We carry out non-licensed and notifiable non-licensed (NNLW) asbestos work — cement roofing and cladding, textured coatings, floor tiles, tanks, flues and the rest of the bonded materials that make up most of what's in Scottish buildings. Licensable materials, meaning sprayed coatings, pipe and boiler lagging and most asbestos insulating board, legally require an HSE licensed contractor. If a survey turns those up we tell you on the spot and help you arrange the right firm.

If material in Edinburgh has already been damaged or disturbed, that skips the queue — our 24-hour emergency page sets out what to do in the first five minutes, and the phone line is answered whatever the hour.

Getting To You

How we cover Edinburgh

Edinburgh is about an hour east of our Glasgow base along the M8, and we plan Edinburgh work so the travel never lands on your bill as a surprise — surveys are grouped into scheduled days, and removals are quoted with access, parking and disposal already allowed for. We also cover Livingston and West Lothian on the way through, and take on commercial projects across the Lothians. If you need a quick answer first, send us a photo and the age of the building; for many Edinburgh callers that is enough to tell them whether a sample, a survey or nothing at all is the sensible next step.

Not sure whether your postcode is covered? Tell us where the property is and what you think you’re dealing with — we confirm coverage and the sensible next step before anybody arranges a visit. Advice on the phone is free and comes without a hard sell.

Common Questions

Asbestos questions from Edinburgh

Do you carry out asbestos surveys in Edinburgh?

Yes — management surveys, refurbishment and demolition surveys, and single-material sampling across the city, from tenement flats and New Town conversions to post-war housing, offices and industrial units. Samples are analysed by a UKAS-accredited laboratory and you receive a written report with the asbestos register and recommendations. The survey type follows what you plan to do with the building, so tell us that first and we will confirm the right one and a fixed price.

How much does asbestos testing cost in Edinburgh?

As a market guide, a single lab-analysed sample costs around £25–£60, with additional samples on the same visit costing less each because the attendance is already paid for. A management survey of a typical flat or house is around £200–£400. For Edinburgh we confirm the full price, including the visit, before booking, so the figure you agree is the figure you pay.

Does my Edinburgh tenement flat have asbestos?

The stone and lime of the original building won't, but later work very often brought it in. Textured ceilings, thermoplastic floor tiles, cement flues, cold water tanks in the roof space, and boards around service cupboards are the usual finds in tenement flats refitted between the 1950s and the 1990s. In the common stair and roof space the owners share responsibility, so check whether the factor already holds a survey before commissioning your own.

Can asbestos go to an Edinburgh recycling centre?

Check with City of Edinburgh Council before loading anything, and never arrive unannounced — rules for small domestic quantities are set by each council and change. What doesn't change is that asbestos is special waste in Scotland: it cannot go in a skip or a household bin, it must be double-wrapped and labelled, and anyone carrying it commercially needs SEPA registration and a consignment note. We remove and dispose of it as a registered carrier, with the paperwork handed to you.
